Mortgage

Loan processing is temporarily suspended

Terms and conditions:

Object of lending:

  • Purchase of residential real estate (apartments, private houses) on the secondary property market;
  • Investment in proprietary rights for residential real estate on the primary market (against the pledge of secondary residential property belonging to the Borrower or spouse of the Borrower).

Interest rate:

  • 13,47% annual for customers who receive wages or income from business activities on the current or card account of CREDIT AGRICOLE
  • 14.47% per annum for the general list of clients
  • floating and depends on the Ukrainian Index of Retail Deposit Rates in UAH for 12 months (UIRD (12m) presented by the National Bank of Ukraine (on the NBU website)

One-time comission 1,0%:

• 1.0% for clients who receive wages or income from business activities on a CREDIT AGRICOLE current or card account

• 2.5% for the general list of clients

Loan amount ― from USD 10 000 to 150 000 in UAH equivalent (USD 200 000 – for Kyiv and Kyiv region)

Loan tenor ― up to 20 years (inclusive)

Customer’s deposit: from 40%

Form of loan disbursement: cashless – by transfer of credit funds to the current account of the Borrower opened with the Bank

Optional schemes of loan repayment:

  • monthly by approximately equal parts
  • by payments reducing from month to month

Mandatory insurance of the pledged real estate in one of insurance companies approved by the Bank, on your choice

You can obtain a loan if:

You are from 25 to 60 years old

You receive salary or income from entrepreneurship to the current or card account with CREDIT AGRICOLE

You have regular source of income and have been working on the last job place for at least 12 months or have been registered as a private entrepreneur for at least 2 years for the common taxation system and 1st and 2nd groups of single tax payers and for at least 1 year for other single tax payers groups

Additional loan payments

  • notary services, one-time (average price UAH 10,000)
  • services of an appraiser, one-time (average price 2000 UAH)
  • insurance of the subject of mortgage (for a year) - 0.3% of the appraised value of housing.

  • to obtain the loan, one should contact the outlet of the bank with documents required for loan obtaining.
  • You can receive preliminary decision on the possibility of loan obtaining without a choice of a particular property by providing the respective documents to the bank and filling in the loan application with specification of approximate parameters of the preferred property.
  • Payment for expert appraisal of the property to be pledged done by one of the appraisal companies approved by the Bank
  • Payment for obtaining of extract/extracts of State Register of Movable Property Encumbrance
  • Payment for obtaining of information from State Register of Proprietary Rights for Immovable Property
  • Payment for notary services related to conclusion and performance of mortgage agreement
  • Payment for state registration of mortgage
  • Payment for state registration of encumbrance of title to the immovable property (restriction of alienation of mortgaged property)
  • Payment for state registration of mortgage termination
  • Payment for state registration of termination of encumbrance of title to the immovable property (restriction of alienation of mortgaged property)
  • Payment for obtaining f extracts of mortgage / encumbrance registration
  • Payment for obtaining of extracts of registration of mortgage termination / encumbrance termination;
  • Insurance payment under the mortgaged property insurance agreement
  • Payments related to opening and maintenance of current account

Early termination of the loan agreement at the initiative of the client is possible only with the full early repayment of the loan and all payments provided for by the agreement.

The right to terminate the loan agreement within 14 calendar days from the date of its conclusion does not apply, since the fulfillment of obligations under the loan agreement is ensured by the conclusion of notarized agreements (transactions) (part 6 of Article 15 of the Law of Ukraine "On consumer lending").

If the client fails to fulfill its obligations under the loan agreement, the bank has the right, in the cases provided for by the agreement, to demand early repayment of the loan (full early repayment of the loan) and compensation for losses caused by the violation of obligations.

The Bank is prohibited from requiring the customer to purchase any goods or services from the bank or a related person as a mandatory condition for the provision of these services (except for the provision of a package of banking services).

The Bank shall not have the right to amend the agreements concluded with customers unilaterally, unless otherwise provided by the agreement or the law.

The client has the opportunity to refuse to receive advertising materials through remote communication channels.

Warning about possible consequences for the client in case of using the banking service:

  • 1. Penalty in the amount of the double discount rate of the National Bank of Ukraine, in effect during the period for which the penalty is paid, but not more than 15% of the amount of late payment
  • 2. Penalty in the amount of the double discount rate of the National Bank of Ukraine in effect during the period for which the penalty is paid, but not more than 15% of the amount of late payment
  • 3. Penalty for violation by the borrower of the conditions of the intended use of the loan - 25% of the amount of funds used for other purposes.
  • 4. Penalty for:
  • lack of a compulsory insurance contract for the subject of the mortgage;
  • Failure to provide a complete package of documents and / or failure to conclude the necessary agreements are required for the issuance of a loan;
  • non-compliance with the provisions of agreements concluded with the bank (credit, mortgage)
  • obtaining loans from other financial institutions, providing guarantees, transferring property as collateral / mortgage without prior written approval from the bank;
  • failure to notify the bank about changes in personal data, contact information, place of residence, place of work, position and other circumstances that may affect the fulfillment of obligations under the Agreement;
  • failure to provide the bank with information on property status and income in the manner and terms specified in the loan agreement;
  • refusal to repay the loan early in the cases specified in the loan agreement - 1% of the amount of the issued loan for each violation.
